DEPARTURE/CHECK OUT: Check out time is 10 am. Please leave at the departure time as we need to have the home cleaned for an arrival on the same day. Place the key to the home back in the lock box at departure. If the key is not returned to the lock box, the renter will be charge $100 re key charge. Guests not departing  by checkout time will be charged a late check out fee of $75 which will be charged to your credit card on file. If the door key is lost, damaged or you exit through the garage instead of the front door during your stay there will be a $100 charge for re-keying the house. 

MAXIMUM NUMBER OF OCCUPANTS PER HOUSE UNIT: Each rental property is furnished with the number of beds and or sofa sleepers relative to the number of bedrooms and maximum allowable occupancy.Children two years and older are part of the occupancy is strictly enforced. Parties larger than the maximum allowable occupancy will be asked to move to a larger house which will  acomodate the number of the guests in the party. The increased rental rate will vary according to the size of the home. Guests not willing to move will be evicted immediately and will automatically forfeit the rental that has been paid for that property. (NO EXCEPTIONS) Please Note: Not all homes have sofa sleepers.

SMOKING POLICY: Absolutely NO SMOKING in any home managed by Kernow Home Villa LLC. Should someone smoke inside the house or the GARAGE, $250 minimum will be charged to the credit card on file for cleaning & deodorizing the house. Please also make sure if you smoke outside all of the interior doors are closed.

PETS: Not Allowed - There are no pets allowed! There will be a charge of $250 minimum to clean and deodorize the home should a pet in the vacation rental house. In addition, Kernow Home Villas LLC reserve the right to evict renters with pets from the premises immediately.

HOUSEHOLD ISSUES TO REPORT: Please call 844-365-2477 to report any issues that you may experience during your stay.  If you have a problem that is not an emergency, please be advised that your service call will be addressed the next business day.

POOL ALARMS: Florida Law requires all doors and windows providing direct access from the home to the pool must be equipped with an exit alarm or child safety fence. These alarms must remain on at all times and should not be turn off under any circumstance. Disabling or tampering with any safety alarm is a violation of state law. Guests acknowledge and accept full responsibility for all children and that they are to be supervised at all times both inside and while in the pool area. Guest also understand and agree that the management company is not liable for any damage or injuries that may occur while guest occupy the property.

AIR CONDITIONER UNIT: The temperature setting should be set between 74-78 degrees. The A/C unit potentially could freeze if the setting is below 74 and you will be charged for any damage. Keep all bedrooms and bathroom doors closed and PATIO DOORS MUST REMAIN CLOSED AT ALL TIMES EXCEPT WHEN ENTERING AND EXITING. The A/C unit runs 24 hours a day. Do not turn the A/C off.

TOILETS: Please do not use an excessive amount of toilet paper, flush paper towels, diapers, diaper wipes or feminine items down the toilet(s). There is a plunger located in the utility room or garage to utilize. If you have a problem with you toilet(s) upon your arrival call the Emergency Number located in our KERNOW HOME VILLAS BOOK. All homes are inspected prior to your arrival including toilets. If you choose not to call and the problem is still occurring after 24 hours you maybe assessed a "call out charge" of a minimum of $45 to unplug a toilet(s).

SPILLS & STAINS: If you happen to spill something, get blood or other body fluids on the carpet, furniture ot bedding PLEASE call the Emergency Number as soon as possible to be able to get  the stain out before it sets for a long period of time. If stains or spills are not reported the cleaning fee will be deducted from your deposit or credit card on file.

TRASH/RUBBISH: I understand that I, or a member of my party, are responsible for setting the garbage curbside each schedule garbage pickup day(s) during our stay. It is also my responsibility to return the empty garbage containers back into the garage. Please see on front of KERNOW HOME VILLAS BOOK for pick up dates. If I leave on a day not schedule for garbage pick up, I will make sure all trash is bagged in appropiate trash bags and left outside home. Any bins containing trash that isnt bagged in trash bags/can liners as well or exceeding 1 trash bin will be removed with a charge of $75 per bin to your security deposit.
